New Apartments in Tumwater, WA: Modern, Healthy + Efficient
[TOPICS: Passive Building Concept | Sustainable Building | Passive Design and Thermal Performance | Indoor Air Quality and Ventilation Systems | Architecture, Light, and Space | Interior Design and Modern Amenities | Proximity and Access to Amenities | Apply to Lease]
Above our new HQ location in Tumwater, we built six luxury apartments in the first Phius-certified mixed-use building in the Olympia-Lacey-Tumwater area.
If “passive building” doesn’t mean anything to you, welcome. You’re in the right place! Here's what you need to know:
Energy Efficiency and Comfort
Passive design is super efficient, with such tight insulation that every part of your apartment—from the top of the vaulted ceiling to the corner of the closet in the bedroom—will stay the same temperature all winter and summer.
No cold spots or heat leaks anywhere.
Bonus: well-insulated spaces are quiet spaces.
Close the door at the end of the day and you’ve got yourself a refuge.
Healthy Air and Passive House Design
You may be wondering (because people often do): With all the insulation keeping energy in and air out, what’s the air quality like inside the building?
Passive house design is a system that marries a sealed building envelope with healthy air inside.
These apartments have top-tier heating, cooling, and air filtration systems that keep fresh, filtered, clean air continually flowing through the space.
Health and comfort benefits:
Fresher air during allergy and wildfire seasons.
Fewer allergy issues and less dust.
Bugs can’t sneak in as easily — no more surprise spiders.
Design and Aesthetic Features
The apartments were designed to be spacious, breezy, bright, and comfortable. They’re full of natural light.
The two third-floor apartments have big, private rooftop decks and huge skylights.
The four apartments on the second floor share a furnished rooftop deck.
All apartments have triple-paned windows that tilt open, letting the light and air in.
Luxury Interiors and High-Tech Kitchens
Each apartment includes:
Open-concept living space and a spacious bedroom.
German cabinetry in a natural, architectural finish with soft-close drawers.
Solid-surface integrated induction cooktop. (It looks like part of the counter!)
Built-in refrigerator and freezer.
Modern stacking washer-dryer set.
Community and Courtyard Life
You’ll also have exclusive access to:
The rooftop deck.
A courtyard landscaped with herbs and fruit-bearing plants.
Events hosted by our team.
One of our principal architects, Tessa Bradley, says, “I want it to feel like a social club. Renting from us means you’ll also be part of a group of rad people who are interested in design, art, and culture.”
As landlords, we created the courtyard to foster community — so you can get to know us and each other.
Expect pop-ups like:
Live music performances.
Art installations.
Food trucks.
Cocktail or coffee bars.
Location and Convenience
Beyond the apartments, you’ll be close to everything:
A quick drive to Tumwater shopping.
Easy freeway access.
A straight shot to downtown Olympia.
